Pre-Construction Design Consulting and Estimating

• ITX will coordinate with the Owner’s representative and Architect to expedite the flow of construction documents during the design process. ITX will advise on the impact on construction schedule and cost because of the decisions made the design team.
• We will provide our expertise in site use and improvements, selection of materials, systems and equipment. We will provide recommendations as to construction feasibility; availability of materials and labor; time requirements for installation and construction.
• ITX will advise the Owner and the Architect if it appears that the project budget will not be met and make recommendations to the Owner for corrective actions. We will make recommendations for costs of alternative designs or materials; help prepare preliminary budgets and analyze possible economies which may be achieved to keep costs under budget without compromising the quality of construction.
  

General Contractor

Construct a project schedule and provide rough estimates integrating the design to assist the owner to establish his/her budget for the overall development.

• Submit a contract proposal with competitive bids on all trades.
• Establish on-site organization and lines of authority in order to carry out the overall plans of the construction team.
• Provide a Project Superintendent to coordinate all site activities.
• Provide submittals to the owner and consultants from the subcontractors for approval of materials, submittals and alternates.
• Maintain the project schedule and update the owner as to any fluctuation in the schedule.
• Conduct progress meetings at the site which will track and evaluate construction progress, solve current and future problems.
• Obtain all final approvals and achieve occupancy status from all governing agencies.
• Provide all warranties, as-built drawings and product guides.
